About This Job

JOB SUMMARY

Assist Maintenance Manager in maintaining operation and physical appearance of the resort to assure the comfort of guests and quality working conditions for associates either on AM or PM shifts.

QUALIFICATION STANDARDS

EDUCATION REQUIREMENTS:

High School Diploma or equivalent is required. Bachelor's Degree in Engineering and/or related field helpful and/or three (3) years experience in HVAC, carpentry, plumbing, electrical, and appliance repair required.

LICENSE/PERMITS REQUIRED: Trade School and/or related field certificates helpful.

REQUIRED SKILLS:

  • Good verbal and written communication skills.
  • Ability to lead by example and ensure that staff is working within company policies.
  • Ability to possess proven management, administrative and pro-active preventative maintenance skills.
  • Possess excellent math skills.
  • General knowledge of the principles and practices of hotel management helpful.

KNOWLEDGE OF COMPUTER HARDWARE OR SOFTWARE:

Equipment and software that relates to engineering, carpentry, HVAC, electrical, and plumbing repairs are helpful.

Maintenance Supervisor AM/PM Job Expectations continued:

PREVIOUS EXPERIENCE REQUIRED:

  • Previous hospitality or related experience required.
  • Have knowledge of air conditioning/heating systems, plumbing, building and all facility maintenance and management.
  • Previous supervisory experience required.

PHYSICAL REQUIREMENTS:

  • Possible heavy workloads; exerting up to 100 pounds of force to lift, carry, push, pull, or other wise move objects occasionally, and/or in excess of 50 pounds of force frequently, and/or in excess of 20 pounds constantly.
  • Bending, stooping, kneeling, reaching involved.
  • Must be able to work in warm/humid settings and hot/humid weather for indoor and outdoor environments.
  • Be able to work flexible and long hours sometimes and weekends, nights, and holidays.

MENTAL REQUIREMENTS:

  • Must be able to convey information and ideas clearly.
  • Must be able to evaluate and select among alternative courses of action quickly and accurately.
  • Must be effective in handling problems in the workplace, including anticipating, preventing, identifying and solving problems as necessary.
  • Must be able to work well in stressful, high pressure situations, including ability to handle guest objections and disputes to satisfactory results.
  • Must be effective at listening to, understanding, and clarifying the issues raised by Associates, Supervisors, Department Heads, Senior Management, and guests.
  • Must be able to adapt to a broad range of customer interactions, inquiries, and complaints.
  • Must be able to work with and understand financial information and data, and basic arithmetic functions.
  • Ability to be a clear thinker, analyze and resolve problems exercising good judgment.
  • Make independent decisions while maintaining strong ethical standards consistent with company policy, rules and the ability to maintain confidential information.

ESSENTIAL DUTIES & FUNCTIONS

  • Understand completely all policies, procedures, standards, specifications, guidelines, safety and training programs of Kalahari Resorts.
  • Ensure that all guests feel welcome and are given responsive, friendly and courteous service at all times.
  • Assist in developing and implementing plans to maintain property, equipment, grounds and other assets, in a safe and acceptable state of repair.
  • Ensure that all equipment is kept clean and in excellent working condition through personal inspection and by following the manufacturer's preventative maintenance programs.
  • Ensure that all emergency and life safety equipment and systems are inspected, tested and certified per hotel standards or authority having jurisdiction.
  • Supervise the maintenance staff and ensure they are properly trained in the customer service program, standard operating procedures, and loss prevention standards.
  • Actively participate in energy conservation programs per resort standards.
  • Review all guest and meeting planner comment cards to ensure that problems are identified and corrected on a daily basis and in a timely manner.
  • Ensure compliance with the Americans Disability Act (ADA) and alert Facilities Director of areas that need attention.
  • Assist in developing and controlling expenses and energy budgets per Kalahari financial standards.
  • Assist in developing financial forecasts and participate in monthly profit/loss review meetings when requested.
  • Assist in special projects when requested.
  • Assist in scheduling preventative maintenance tasks.
  • Be knowledgeable of policies regarding personnel and administer prompt, fair, consistent corrective action for any and all violations of company policies, rules and procedures.
  • Fully understand and comply with all federal, state, and county and municipal regulations that pertain to health, safety and labor requirements of the associates and guests.
  • Fully understand and comply with all federal, state, and county and municipal regulations that pertain to equipment safety, inspections, and yearly inspection with all authorities.
  • Provide advice and suggestions to the Maintenance Manager as needed.
  • Participate in the Daily Promise line-up meetings.
  • Work with, train, and monitor department associates' performance to ensure acceptable levels, quality of output, and safety practices are being followed.
  • Assist and serve as focal point for audits and inspections by outside agencies.
