About This Job

Qualifications and experience:

  • Bachelor’s degree from an accredited college or university, with preferred course work in construction management, project management, architecture, engineering, development or equivalent and related work experience
  • 10+ years of experience, including 3 to 5 years of personnel management experience
  • Proficient in MS Office Suite. Knowledge of Adobe Pro, Bluebeam and any project management and scheduling software
  • Strong oral and written communication and organizational skills
  • Ability to multi-task and lead multiple projects with varying timelines
  • Technical knowledge of construction projects a plus
  • General knowledge of construction principles and practices
  • Knowledge and experience in furniture, fixtures, and equipment purchasing, supplier management and negotiation a plus
  • Strong background in budget and timeline preparation and administration
  • Self-motivated, ability to work well with a team
  • Possess high level of integrity
  • Demonstrate strong analytical, leadership, and communication skills


Responsibilities

  • Direct, manage, supervise and coordinate all Design and Development activities
  • Provide highly responsible analysis and support to the Vice President of Real Estate and CEO
  • Manage the day to day operations of the Design and Development Department; plan, direct and coordinate work plans; assign projects and areas of responsibility; review and evaluate work methods and procedures; meet with staff to identify and resolve problems
  • Manage and participate in the development and implementation of goals, objectives, operating procedures, policies and priorities for Design and Development Department
  • Monitor and evaluate the efficiency and effectiveness of service delivery methods and procedures; recommend appropriate service and staffing levels; manage work load, identify opportunities for improvement, direct and implement change
  • Select, train, motivate and evaluate personnel; provide or coordinate staff training; work with employees to correct deficiencies; implement discipline and termination procedures.
  • Serve as the liaison for the Department with other departments, hotel staff, consultants, and government officials; negotiate and resolve sensitive and controversial issues
  • Engage in public speaking to company leadership meetings, neighborhood associations, City Council meetings, County Commission meetings, and other organizations
  • Develop and maintain complex budgets with input from other departments
  • Prepare requests for proposals from consultants; procure, review and negotiate consultant contracts
  • Manage consultants to ensure design progresses according to established timelines
  • Facilitate meetings or communications with CEO, VP, Operations to obtain Owner decisions and input
  • Have the ability to foresee entitlement, constructability, or scheduling issues and take action or make recommendations to mitigate
  • Develop and maintain project timelines
  • Report to VP and CEO as to project status, risks, and open items on a regular basis
  • Solicit general contractors, subcontractors, installers, etc., as needed, based on project demands, negotiate said contracts and manage throughout the development process
  • Coordinate with key hotel staff/operations on project progress, start and end dates, and how to best coordinate with hotel business to minimize disruption
  • Coordinate and communicate with marketing to ensure marketing initiatives are synchronized with development
  • Act as main point of contact for all project billings with the review and approval of all invoices
  • Ensure construction meets project specifications, quality standards
  • Manage project documentation/communications: change orders, RFIs, close-out
  • Coordinate project turnover to operations team
  • Assist with sourcing/procurement of Owner furnished items as needed
  • Travel to project sites as needed
