Repairs & Maintenance Lead maintains, diagnose/identify and repairs electrical, plumbing, HVAC and other building systems. This individual will actively participate in maintaining building/Building systems and implementing and/or upholding all safety practices.
Performs minor and major repair of all buildings and equipment.
Performs preventive maintenance procedures on building mechanical equipment on a scheduled basis; inspects belts, checks fluid levels, replaces filters, greases bearings, seals, etc; repairs or replaces broken parts.
Cleans and inspects boiler, treats water with proper chemicals.
Calibrates and repairs pneumatic systems.
Maintain all building systems i.e., pumps, septic, fire, phone, computer and solar.
Identify broken windows; repairs doors, door locks and closets; installs window blinds.
Completes daily, weekly and monthly checklists on building equipment maintenance procedures and maintains records of scheduled procedures.
May operate a computer which controls and monitors mechanical equipment, temperatures and utility systems.
Responds to emergency maintenance requests as required.
Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structure.
Performs outside custodial duties such as snow removal as required.
Coordinates with local health, safety, fire and building inspectors to ensure compliance with applicable codes and regulations.
Services the hotel’s pool, including adjusting chemicals and cleaning filters.
May obtain estimates for supplies, repair parts; order parts as needed.
Maintain inventory of stock and tools.
Keep all work areas safe and organized.
Reduce the use of subcontractors when appropriate particular in overtime situations without effecting guest experience.
Perform regular PMs.
Adhere to all Health and Safety policies and procedures (OSHA, Bloodborne Pathogens, Lock Out/Tag Out, etc).
Assists with planning, quoting and implementing improvements and expansions.
Reviews and Maintains work order system to ensure productivity goals are met
Associates may be exposed to weather conditions prevalent at the time.
Noise level in work environment is usually moderate to occasionally loud.

A general knowledge and proficiency in repair techniques and use of required tools
Valid Driver’s License
Ability to prioritize multiple tasks.
Ability to exercise sound judgment and work independently.
Ability to use cleaning materials and equipment with skill and efficiency.
Ability to follow oral and written directions and specific rules, regulations and processes and apply them to a variety of situations.
Knowledge of safe work practices.
Education and Years of Experience:
Technical High School Degree required or;
Technical training in a field related to building maintenance through a recognized trade, technical school or equivalent.
One year of responsible experience in building and mechanical equipment maintenance and repair.
Supervisory Experience preferred, but not required

Be familiar with all Hotel services/features and local attractions/activities to respond to guest inquiries accurately.
Maintains high standards for work area and appearance and presents self in highly professional manner to staff and guest.
Available to work days, evenings, weekends, holidays and extended hours as business dictates.
