About This Job

Schulte Design + Construction is currently seeking a seasoned, results-oriented Construction Project Manager to manage the design and construction of multiple ground-up office buildings within our development campus located in eastern Louisville near Oldham County. As such, we are searching for a candidate with experience managing project management functions such as the design process, project budgeting and project cost controls within an office environment as well as experience managing the day to day activities of a General Contractor in a field environment. The size of the projects to be managed typically ranges from 30,000 - 60,000 square feet in size and includes both core and shell and tenant improvement work.

Essential Functions and Role Responsibilities:

  • Develop initial concept design budgets and delivery schedules.
  • Develop Value Engineering options to address budget overrun issues when required.
  • Works with the design team to manage the design process to ensure that programmatic requirements are met and that the project design conforms to budgetary constraints.
  • Manages the bid and award process assembling bid packages and evaluating General Contractor bids for the core and shell and tenant improvement packages when they are received.
  • Manages the shop drawing submittal and approval process.
  • Manages project cost controls by developing budgets and cost estimates and monitors current project costs relative to the approved construction budget.
  • Reviews change order requests and issues change orders once approved.
  • Reviews the General Contractor's progress against the approved construction schedule and proactively takes action to correct schedule shortfalls when necessary
  • Provides regular status reports and recommendations to the VP of Design and Construction
  • Continuously reviews status of all projects with the VP of Design and Construction and provides weekly and monthly summary reports.
  • Manages the project closeout and punch list process.

Field Management

  • Conducts daily inspections of the in-progress construction work to ensure project quality standards are maintained.
  • Monitors the construction on a daily basis to ensure the project schedule is maintained. Works with the GC's field superintendent to develop catch-up schedules when the work progress falls behind schedule.
  • Identifies and resolves field issues with the Design Team in a timely manner.
  • Leads weekly status meetings with the GC to identify issues and monitor progress.
  • Reviews status reports prepared by the GC superintendent and provides guidance as needed.
  • Leads the project closeout and punch list process with the GC to ensure occupancy and project completion dates are achieved.

EDUCATION AND EXPERIENCE:

  • Degree strongly preferred
  • A minimum of 5 years' experience as a Project Manager for ground up construction projects including full involvement in purchasing and negotiating contract awards and material purchases.
  • Extensive experience in high-end interior finishes required
  • Effective interpersonal and communication skills
  • Well-developed business writing skills
  • Multi-task orientation with strong problem resolution capabilities
  • Cost estimating and budget develop experience
  • Ability to produce and update construction schedules
  • Proficiency in using Microsoft Project, Excel and Word
  • Ability to read and analyze MEP, ID, and Architectural drawings.
  • Strong contract and cost management skills
