Job Summary

Responsible for the operation, repair and maintenance of the property and its equipment. Responsible for performing general repair and maintenance such as plumbing and electrical systems, checking electrical systems such as A/C controls, television sets, lighting systems, and making minor repairs and replacements. Responds to guest calls. Responsible for familiarity of fire alarm, sprinklers and domestic water shut off valves.

Essential Elements

  • Regular and punctual attendance.
  • Ability to stand and walk on a continuous basis, run as necessary.
  • Ability to push and/or pull a loaded two-wheel or four wheel cart weighing approximatley 50-100 pounds.
  • Ability to lift and move approximately 50-75 pounds, including overhead.
  • Ability to bend, squat, kneel, climb and reach continuously; often utilizing ladders, stairs, crawl spaces, etc.
  • Ability to perform tasks requiring sustained repetitive motion (for example: painting, sweeping, scrapping, sanding, snow removal, etc.).
  • Ability to move freely within the hotel.
  • Ability to hear guest voices through a closed door.
  • Ability to read, write, perform basic arithmetic and understand diagrams.
  • Ability to understand and operate emergency equipment (for example: fire extinguisher, eye wash, etc.)
  • Ability to safely operate a motor vehicle.
  • Possession of any city, county, state, federal or other licenses as required by law.
  • Ability to utilize communication equipment such as radios, telephones and beepers.
  • Ability to interact with guests and other employees in a professional, courteous, empathetic and discreet manner. Ability to direct or escort guests within hotel
  • Ability to work with chemicals (for example: cleaners, paints, disinfectants and solvents) and prolonged exposures to water.
  • Ability to understand and execute all safety and emergency procedures (for example: fire, crowd control, inclement weather, bomb threats, etc.).
  • Ability to operate and control electrical/mechanical equipment such as electrical switchgear, electrical meters, low pressure boilers, chillers, pumps, power hand tools, hand tools, guest key lock system, hotel phone system, fire alarm and sprinkler systems, etc.)
  • Ability to perform tasks with little to no direct supervision.

Maintenance workers are on call 24 hours a day and may be called to come in during an emergency, snow storm, etc.

Job Tasks

  • Respond in a courteous manner to Supervisors, Associates and Guest questions, complaints and/or requests.
  • Check with Supervisor or board for work orders each day.
  • Prioritize and complete work orders in a timely and professional manner.
  • Completes checklists and maintenance reports in an accurate and timely manner.
  • Makes systematic checks of all guest electrical circuits; being able to repair most in room defects.
  • Perform minor repairs to electrical, mechanical, HVAC, kitchen, plumbing and telephone.
  • Perform work on guest room televisions to determine proper working order; repair cable television system as needed.
  • Perform effective repairs to guest room equipment such as toilet, faucets, towel racks, room air conditioning, telephone, shower diverter, smoke detector, room locks, etc.
  • Repair and maintain furniture.
  • Complete minor cutting and threading of pipes, soldering/brazing, electrical repairs, and other maintenance/engineering techniques.
  • Caulk and paint holes in tubs.
  • Document all work performed, materials/parts needed and/or used for any work performed, and time worked on each project. Complete P.M. sheets on scheduled rounds or rotation and return completed sheets to Chief.
  • Assist in documentation and maintenance of all required logs and reports.
  • Maintain current inventory of parts and materials.
  • Utilize and maintain equipment, tools, supplies, and work spaces properly.
  • Police grounds daily and remove trash.
  • Check smoke detectors, fire extinguishers, and sprinkler valves and document inspection.
  • Help Chief identify any persistent, consistent, or major maintenance problems.
  • Work with and keep lines of communication open between all employees to provide a smooth running operation..
  • Assist Chief Engineer with additional maintenance/engineering duties as assigned.
