Description

OTO Development has an exceptional career opportunity for a Development Manager that will help oversee exciting hotel construction projects in the San Francisco Bay area, with possible future expansion to other areas in the region. We are looking for a manager that will join our team of some of the brightest and most established leaders in real estate development!

OTO’s Development Manager manages and directs ALL aspects of the hotel entitlement, development, and construction process, working with the company’s local market Real Estate Manager through everything including, but not limited to these specific responsibilities:

• Site analysis • Site planning/ design • Preparation of detailed development schedules/ timelines • Developing cost estimates and proforma budgets • Understanding and working within Franchise Agreements and ensuring conformance with all development related Brand Standards • Completing comprehensive due diligence of each prospective site (including obtaining and reviewing all soils and environmental reports surveys, utility/acoustical/other studies, etc. as necessary) • Oversight of the entire entitlement process (including obtaining all planning/zoning and other necessary city and state approvals) • Directing architects • Interior designers and other consultants • Bidding and bid qualification • GC selection/ contracting • Oversee the entire permit and entitlement process • Directly manage the entire construction process though acceptance by Franchisor • Turnover to Operations/opening and close-out

A heavy focus placed on managing the design and construction of hotel projects and maintaining a significant on-site presence as owner’s representative.

Duties include ability to properly manage multiple types of hotel projects in fast paced, dense urban environments.  Candidate must be able to clearly communicate and demonstrate a thorough understanding of the entire hotel development process, provide concise status and cost reports, and to provide clear direction and the necessary leadership to make things happen as agreed to.

Requirements

  • College degree, preference to construction management, engineering, architecture, or related field, with experience within the design and/ or construction industry.
  • Candidate must be well spoken, a self starter and be able to work effectively with many stakeholders and field personnel.
  • Must possess a good working knowledge of MS Word and Excel and Scheduling and Project Management software.
  • Communications must be clear and concise, with good follow-up skills.
  • Candidate needs to have a “hands on” approach to getting all tasks completed with a high level of quality and in a timely/ efficient manner.
