Job Summary:

The Controller is responsible for all aspects of the accounting function, to include protecting assets by establishing, monitoring and enforcing internal controls and SOP’s, overseeing all accounting operations that include financial reporting, construction and leasing activities, budgeting, forecasting, cash management, oversight and evaluation of costs and expenses, and management of accounting staff. Yardi Voyager is primarily used for the Property Management and Accounting functions.

Duties & Responsibilities:

  • Execute, Lead and manage the operation of the accounting department, currently overseeing 2- staff members 
  • Recommend, create and implement all financial policies and procedures
  • Work directly with Property Management, Leasing/Brokerage and Development teams
  • Prepare accurate and timely financial reports in accordance with GAAP for all company operations including variance analysis and account reconciliations. Analyze all reports to ensure completeness and accuracy
  • Generate all Balance Sheet reconciliations, including detailed reporting on multi-tiered reconciliations involving complex account activity
  • Oversee, direct and assist in the processing of all A/R including rent statement preparation, timely tenant billings and collections and accounting for rent deposits
  • Oversee, direct and assist in the processing of all A/P using Yardi PayScan, including review/approval of account coding
  • Prepare or review monthly bank reconciliations, analyze and update cash flow projections and budget forecasting
  • Ability to abstract leases for proper tenant accounting of rents, operating expense billbacks and recoveries and tenant obligations
  • Assist in monitoring and procurement of tenant and contractor certificates of insurance
  • Oversee fixed asset maintenance in Asset Keeper software for preparation of monthly depreciation entries
  • Coordinate timely maintenance of monthly mortgage payments and debt service schedules, review of mortgage statements and escrows/reserves and work with lenders or servicers as needed
  • Prepare/update monthly reserves analysis
  • Track property construction projects to budget as needed
  • Assist with preparation of reserve draws and coordinate receipt with property manager
  • Provide analytical/due diligence support for property acquisitions and developments
  • Review/provide financial reports for prospective lenders and investors as requested
  • Oversee and deliver timely loan compliance financial reporting and other required deliverables
  • Process and transmit bi-weekly payroll to outsourced payroll service
  • Timely file NM Gross Receipts tax returns
  • Prepare/record monthly investor distribution accounting
  • Oversee/generate financial statement reports with property management for quarterly reporting to investors including analysis of variances to budget
  • Oversee/review annual operating and capital budgets with property managers
  • Prepare annual Operating Expense reconciliations
  • Prepare annual Form 1099 reporting
  • Prepare year-end tax packages for tax return preparation
  • Timely make all property tax and personal property payments; analyze tax statements and handle real property tax protests
  • Maintain professional and technical knowledge by attending educational workshops and reviewing professional publications
  • Complete all other duties as assigned


  • Minimum of a Bachelor’s degree in Accounting
  • CPA certification preferred
  • Five (5) years of commercial real estate experience in finance, accounting, budget, cash management, credit, insurance, and tax
  • Specialized knowledge of real estate accounting/finance principles
  • Supervisory and management experience
  • General knowledge of accounting/financial systems
  • Minimum two years of Yardi Voyager (or similar property management software) experience with intermediate to advanced skill level
  • Intermediate to advanced skill level in Microsoft Office or similar software applications 
  • Ability to perform advanced-level accounting and financial analyses with limited supervision
  • Strong analytical, organizational, and communication skills (oral and written) required
  • Must be self-motivated, punctual, and efficient in handling work assignments
  • Must have the ability to multi-task, maintain a high degree of proficiency while under pressure and with frequent interruptions, and effectively prioritize and manage time and workload
  • Must be to work with sensitive and confidential material with discretion and confidentiality
  • Must be able to speak, read, write and understand English
  • Must have a good driving record, valid, driver’s license, vehicle insurance, and a reliable vehicle
