About This Job

Opportunity: Contract Project Manager

We are seeking a Contract Project Manager to work and live on-site for definitive periods of time managing hotel construction and development projects within our portfolio. In accordance with project plans and budgeted parameters, the Project Manager will be called in to work on a specific long or short-term construction project, determined by the needs of the business. The Project Manager must be available to stay on-site at the hotel for the duration of the project. With hotels in 20 states, there is an opportunity to travel to locations such as California, Texas, Florida, and many more.

Essential Job Functions

  • Lead and execute construction and development projects on the property.
  • Review, analyze, and interpret construction drawings and specifications.
  • Inspect construction materials, construction work, and prepare inspection diary.
  • Follow up with contractors, architect for submittals, RFI, change orders, punch list, etc.
  • Assist in preparing construction contract documents per AIA.
  • Prepare a cost estimate for the construction items associated with the hotels' property improvement plans in accordance with franchise requirements.
  • Participate in the selection of material and finishes for on-going construction projects.
  • Attend and/or conduct periodical meetings with architect and contractors.
  • Monitor project schedule to ensure timely completion of projects.
  • Complete punch list and participate in Hotel Brand field inspections.
  • Review contractor's requisite, compare with completed quantity, ensure quality, spec compliance, and schedule of values and process for payment.
  • Coordinate with county and township engineers/employees for securing permits/inspections and to attend meetings, as and when required during approval phase of site drawings.
  • Prepare purchase orders & review invoices of contractors/suppliers.
  • Assist accounting in preparation of bank draws for cash flow and monitors for closing documents of the project.
  • Assist in resolving mechanical, electrical, surface water, plumbing, building structure, roofing-related maintenance issues and emergency calls for the hotels.
  • Follow sustainability guidelines and practices related to HHM’s EarthView program.
  • Practice safe work habits related to OSHA and other regulations.
  • Perform other duties as requested by management.

Position Requirements

  • Required ability to stay on-site at a project for an extended period of time.
  • 3-5 years’ experience in hospitality managing construction projects with a thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, estimating and budgets mandatory.
  • Estimating experienced preferred.
  • Possess a Bachelor’s degree in architectural, engineering or construction-related field or equivalent combinations of technical training and/or related experience.
  • Well-developed written and verbal communication skills.
  • Must have attention to detail and a strong commitment to meeting deadlines.
  • Experience performing functions efficiently and accurately with minimal direct supervision.
  • Advanced Excel & Microsoft Project skills.

Work Environment and Context

  • Requires standing and sitting for extended periods, walking, pushing, lifting up to 25 pounds, bending and reaching, kneeling, stooping, crawling and climbing, and using hands and fingers to operate a computer and mechanical equipment.
