Job Summary 

Under the direction of the DOE and/or the Facilities Manager, the General Maintenance Lead engages in the work and activities that repair and maintain all of Carillon facilities. Performs preventive maintenance work that could involve the use and operation of complex and highly technical equipment and techniques. Exhibit sound decision making skills and be an example in productivity and professionalism.  Does not engage in, nor allow others on the staff to work in a hazardous manner or under hazardous conditions.

Essential Job Functions

  • Leads crew members in the repairs and maintenance of the Engineering and the conditions, equipment and devises therein. Sets an example in productivity and professionalism.
  • Complete Preventive Maintenance work, including the monitoring, control and performance of scheduled P.M. on all systems.  This activity includes work discovered by the General Maintenance Lead. 
  • Trains other maintenance staff members in the proper performance of P.M. tasks.
  • Serve as a departmental role model or mentor by working alongside employees to perform technical or functional job duties.
  • Assist management in establishing and communicating goals, performance expectations, timetables and deadlines for shift or departmental operations to nonexempt staff and ensure that they are understood
  • Assists in planning, execution and the quality of the work assigned to the Facilities Maintenance team.
  • Assists management the selection, training, scheduling, evaluating, counseling, disciplining, and motivating staff members toward the attainment of reasonable work goals.
  • Maintains open and professional communication between management and staff.  Follow procedures in the use and maintenance of all communication equipment and devices. 
  • Ensures all activities, work, actions and time are documented, in writing, on a daily basis.
  • Support the HotSOS work order system in implementation and adherence, including the prioritization of assigned work.  Originate work orders to remedy problems and/or faulty conditions and assure the quality and timeliness of the remedial work.  
  • Coordinate tasks and work with other departments to ensure that the department runs efficiently.
  • Assist management to ensure that staff members have the necessary resources to effectively perform their duties (e.g., supplies, equipment)
  • Ensures the maintenance of a working parts inventory of all parts needed for the department.
  • Maintains knowledge of vendor and pricing policies & procedures. 
  • Maintains and control the Tool Inventory to include proper securing, storage and training in the proper use and function of the tools.
  • Personally comply and teach compliance to co-workers regarding Federal, State, Local, Hotel and Departmental Safety Regulations and Procedures.
  • Adhere to the Carillon Engineering Lock and Key policies and procedures.
  • Promote guest, patron, owner and employee safety and security through strict adherence to Engineering Security and Safety policies and procedures.  Eliminate hazards and/or safety violations.  Know and be able to teach the proper shut-down and start-up procedures for all utilities.  Thorough knowledge of the fire suppression systems and the fire/emergency alarm systems.
  • Be knowledgeable about all major and emergency equipment locations and their functions including Life and Property systems (fire detection, fire suppression, emergency generator, departmental fire drill/response procedures, emergency HVAC operation, gas and water shut off valves, main electrical disconnects, etc.).
  • Support the facility’s Hazard Communication Program.  This includes a thorough knowledge of SDS, product labeling, storing and handling of materials etc.
  • Responsible for PPE (personal protection equipment) use and daily maintenance.
  • Follow all company and safety and security policies and procedures; report maintenance problems, safety hazards, accidents, or injuries; and complete safety training and certifications.
  • Set an example in fulfilling Carillon PJICAAN Service Standards for service to guests, patrons and owners.
  • Comply with all Departmental rules, regulations, standards, dress code and appearance. 
  • Review all staff and department bulletin boards and strictly adhere to Carillon policies and procedures regarding confidentiality and communication of information.
  • Performs other job-related duties as directed.

Education, Experience and Skill Requirements

  • Minimum of 4 years of experience in a hotel/resort or directly related industrial or facility maintenance.
  • Demonstrated leadership skills.
  •  Must possess good communication and organizational skills with the ability to work with a variety of people.
  • Demonstrated ability and experience to safely use power equipment and hand tools necessary to accomplish repairs and maintenance work.
  • Must possess sufficient stamina to work under all types of weather conditions and to lift, carry, push, and/or pull a variety of tools, equipment and materials and physically capable of performing rigorous tasks including working from ladders, working beneath equipment, and in various conditions and settings are required for the normal performance of assigned tasks.
  • Must have current certifications and/or credentials to perform their specialty skills and disciplines.  Such as a CFC, etc. credentials.
  • Be an Expert and have “Journeyman” certifications in two or more Engineering disciplines and proficiency in all other aspects of Engineering maintenance, as directed by management.
  • Possess a valid Florida driver license with a clean driving record.
