Job Summary

The Rock Roylty Manager has the responsibility of governing the management of the owner relations as it relates to the budget communications services offered and any violations to the CCRs Bylaws and Design Guidelines. The person in this position must understand the importance of providing outstanding customer service and be able to interact effectively with owners. The Rock Royalty Manager must have detailed knowledge of governing documents (CCRs Bylaws and Design Guidelines) and an immense understanding of budgeting accounts payable/receivable and all procedures relating to the budgeting process. The position is responsible for managing marketing initiatives and projects to ensure that resort objectives are achieved and that revenue opportunities are maximized. 

Rock Roylty Manager will resolve guest issues and complaints, provide the appropriate pre-planning for all Hard Rock Hotel VIP stays and follow up on guest alerts and other Hard Rock Hotel Requirements. Responsible for supervising, training, scheduling, and coaching the crew.

The position will also be responsible for assisting operational leaders in the strategic planning of their operational units to tie with other units as well as the overall resort objectives. Management-level associates are expected to work as much of each workday as is necessary to complete their job responsibilities; for OEM associates overtime does apply and is calculated accordingly.

Qualifications

  • Minimum five years experience in resort/association management or equivalent.
  • Experience working with HOA's and boards.
  • Proven track records of successful budget performance.
  • Customer Service Experience required
  • Must be able to express thoughts and knowledge both in written and oral formats.
  • Position requires patience and the need to be sensitive to clients needs while having a strong ability to manage sometimes negative situations.
  • Strong budget development and management skills.
  • Ability to review and interpret financial results.
  • Ability to multi-task on a variety of levels.
  • Strong planning leadership people development and team-building abilities.
  • Well respected with high degree of integrity.

JOB RESPONSIBILITIES:

  • Attends and coordinates all community-related meetings. 
  • Acts as the liaison between the Association and the management company maintaining positive communications activities including an open line of communication between the Property Manager. 
  • Manages the provision of services to the community by outside vendors including all related financial activities such as payment of vendor invoices budget review and management preparation and filing of related tax returns and preparation of periodic financial statements.
  • Assists in the development preparation and implementation of the annual budget working in conjunction with Finance and Property Leaders .
  • Ensures timely payment of the Association's ongoing expenses.
  • Makes recommendations to the Board where appropriate on matters relating to the conduct of the community's affairs including community operations and governance.
  • Handle owner reservation and ensure VIP experiance 
  • As required prepares and provides periodic management reports to the Board of Directors as well as appropriate materials needed by the Board members prior to Board meetings.
  • Assists the Association and its Board of Directors in maintaining ongoing compliance with federal state and local statutes and regulations as well as the Association's governing documents and maintaining a line of communications with the Association's outside counsel.
  • Manages the Association's Violations Program by conducting periodic property inspections and monitoring processing and reporting on such violations.
  • Supervises coordinates and when necessary provides training to on-site staff in order to effectively meet the needs of the Association.
  • Provides guidance to the Association regarding emergency procedures and communications.

  • Manages the community's Work Order system to ensure timely response to requests from residents and related communications.
  • Manages the community's Architectural Review Program to ensure timely response to requests from residents and related communications.
  • Manages an Incident Reporting Program to ensure timely reaction and response to incidents arising on community property and/or during community-sponsored events
  • This position has the authority to formulate affect interpret or implement management policies or operating processes.
  • This position works with the media and external agencies as a representative of the company and therefore represents the company when handling complaints arbitrating disputes or resolving grievances. 
  • This position will also be the key intermediary between the Marketing team and the operational leaders and will be expected to resolve any grievances that leaders may have with materials or products generated by the marketing team and finding mutually agreeable solutions to the grievance.
