Description

As part of Hyatt’s expansion plan and capitalizing on a successful track record of growth over the last five years, this role will be responsible for developing, growing, and consolidating Hyatt´s presence in South America through the negotiation of management contracts, franchise agreements, acquisition and development of hotel properties under all of Hyatt’s full-service and select service/extended stay brands.

Requirements

Position Responsibilities / Essential Functions

• Design an expansion plan for South America for approval by the corporate office, with development priorities per region and brand as well as target deliverables over time. Identify and establish relationships with potential investors which may want to partner with Hyatt in new projects. Maintain ongoing dialogue with brokers and real estate players who can potentially present opportunities for Hyatt.

• Lead negotiations of management agreements, purchase, joint venture, franchise, or other agreements with owner/owner's representatives. Ensure that agreement terms and conditions are acceptable and in-line with Hyatt operating standards.

• Conduct broad, in-depth analysis of each potential opportunity, weighing risks involved and expected returns, considering location and brand suitability carefully. Ensure pre-deal due diligence work is performed with quality and timely, so that only those investments that preliminarily seem to fit the group’s risk analysis criteria are presented to the corporate office for further assessment.

• Work closely with finance, legal, operations, brand, and architecture and design teams in underwriting and managing the development process, including capital investment.

• Prepare investment memorandum package (in English) for approval by Hyatt’s Development Committee in accordance with corporate policies. Anticipate potential issues / risks to regional management ahead of the committee meeting to ensure they are properly mitigated.

• Following the approval of an investment, take every necessary measure to make sure that the execution of the transaction occurs as expected, including negotiation of terms and conditions, execution of contracts, etc.

• Demonstrate a commitment to Hyatt core values.

Experience

• 10-15 years of experience in development business in the leisure and hospitality sector, primarily hotels

• Strong knowledge of and extensive experience with the South American market

• Must possess a strong knowledge and prior relationships with owners and/or operators of upscale hotels

Education

• Bachelor’s in business, architecture, finance

• MBA preferred

Computer Skills Needed to Perform this Job

• Proficiency with Microsoft Office

• Performance-driven, with seniority and profile to execute his/her mandate with limited daily supervision

• Strong business acumen to detect, develop and “close” deals with developers, joint-venture partners, and management associates

• A savvy business executive, with the capacity to lead a multidisciplinary business in South America

• “Even keeled”, steadfast and resolute in achieving results

• Strong cultural adaptability and possession of an international perspective

• Superior written and verbal communication skills.

• Strong comprehension of real estate transactional financial concepts.

• Strong organizational and project management skills.

• Ability to influence colleagues and potential partners at all levels.

• Must be able to travel as needed.
