Hotel Equities, a multi-award-winning hotel development and hospitality management company, is currently searching for a remarkable Lead Maintenance Technician for the Colony Surf AOAO Waikikiin Honolulu, HI.

Job Purpose

The Lead Maintenance Technician is responsible for ensuring the efficient operation, maintenance and repair of all building systems & equipment at the condominium complex. This role involves performing routine & preventative maintenance tasks, responding to service requests, and undertaking assigned special projects. The Lead MT oversees the maintenance & housekeeping team by providing guidance of priorities and coordinating task assignments to ensure the property is safe, clean and well maintained. This position reports to and works closely with the General Manager.

  • Key Responsibilities:
    • Supervise, coordinate, and perform maintenance tasks, including plumbing, electrical, elevators, and general repairs.

    • Conduct regular inspections to identify and address maintenance needs, ensuring the property remains in excellent condition.

    • Develop, update and enforce Standard Operating Procedures for building maintenance.

    • Lead, train, and evaluate a team of maintenance and/or custodial personnel.

    • Assign tasks, monitor performance, and provide technical guidance as needed.

    • Develop and implement a preventive maintenance program for all condo systems and equipment.

    • Maintain accurate records of maintenance activities and equipment servicing.

    • Ensure compliance with local building codes, safety regulations, and condo policies.

    • Maintain a safe working environment, enforcing safety protocols and addressing hazards promptly.

    • Coordinate with external contractors and vendors for specialized repairs and services.

    • Obtain & review proposals, negotiate contracts, and ensure work meets condo standards.

    • Assist in preparing and managing the maintenance department’s budget.

    • Monitor expenses, control costs, and recommend cost-saving measures.

    • Respond promptly to maintenance-related guest concerns and ensure swift resolution.

    • Work collaboratively with other departments to minimize disruptions to guests.

Qualifications And Requirements
  • High school diploma or equivalent.
  •  Vocational training or certification in building maintenance or related field preferred.
  • Minimum of 2 years of experience in property maintenance, preferably in a residential or condominium setting.
  • Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems.
  • Proficient in the use of hand and power tools.
  • Ability to read and interpret technical manuals, blueprints, & schematics.
  • Computer proficiency with Excel & project management tools.
  • Demonstrated ability in performing a wide range of maintenance skills including carpentry, masonry, plumbing, & painting.
  • Knowledge of single & 3-phase electrical wiring.
  • Excellent problem-solving skills and attention to detail.
  • Strong communication and interpersonal skills. Fluent in verbal & written English.
  • Ability to work independently and as part of a team.
  • Ability to stand, walk, and climb stairs or ladders for extended periods.
  • Capability to lift up to 50 pounds and perform tasks in various weather conditions.
