Head of Maintenance and Property Condition

Overview

We are seeking a Head of Maintenance and Property Condition to take on a leadership role responsible for overseeing all aspects of physical maintenance, preventative care, and strategic capital expenditure (CapEx) planning across the company's hotel portfolio. This critical position ensures all properties maintain exceptional operating standards, comply with safety regulations, and preserve asset value. The ultimate goal is enhancing the guest experience and maximizing the lifespan of all physical assets.

Key Responsibilities

  • Strategic Planning & Budget Management: Develop and implement comprehensive property maintenance strategies, including preventative maintenance programs and lifecycle cost analysis. Manage the annual maintenance and CapEx budgets for all properties, ensuring fiscal responsibility and maximizing ROI on property investments.
  • Property Condition Assessments (PCAs): Conduct regular, detailed physical assessments of all hotel properties to identify current and future maintenance needs, and develop long-term property improvement plans (PIPs) and capital renewal schedules.
  • Standards and Compliance: Establish and enforce high standards for property appearance, functionality, and safety. Ensure strict compliance with all local, state, and federal regulations, including fire, life safety, ADA, and environmental codes.
  • Project Management: Oversee all major repair, renovation, and capital projects from inception through completion, including quality control and adherence to timelines and budgets.
  • Team Leadership & Training: Lead, mentor, hire, and manage property-level Maintenance Techs and maintenance teams. Develop and implement training programs on best practices, new technologies, energy conservation, and safety protocols.
  • Emergency Response Management: Establish and oversee standardized procedures for 24/7 maintenance emergency response, including critical incident management, on-call schedules, and rapid mitigation of issues affecting guest safety or operations.
  • Operational Support: Provide expert technical support and guidance to on-site teams for complex issues related to HVAC, plumbing, electrical, and building management systems (BMS).
  • Sustainability & Efficiency: Identify and implement initiatives focused on energy conservation, waste reduction, and water management to reduce operating costs and improve the company's environmental footprint.
  • Vendor and Contract Management: Manage relationships with key third-party contractors and service providers, ensuring performance standards are met and contract terms are favorable.

Qualifications

  • Experience: Minimum of 3–5 years of progressive experience in facilities management or engineering. Must include at least 1 year in a multi-property leadership role within the hotel or hospitality sector.
  • Technical Expertise: Deep knowledge of building systems, preventative maintenance systems, CapEx planning, construction management, and relevant safety codes (e.g., OSHA, NFPA).
  • Skills:
    • Exceptional analytical, organizational, and project management skills.
    • Strong financial acumen with proven experience managing large budgets.
    • Excellent communication and interpersonal abilities for working with owners, senior management, and hotel staff.
  • Travel: Ability to travel frequently to properties across the portfolio as required.
