Scope and General Purpose
To perform in a pleasant, professional, and efficient manner, all functions of maintenance/grounds work; planning/implementation of preventive maintenance programs to achieve safe and comfortable accommodations and efficient running of equipment.
Main Duties
1. Reports to work on time as scheduled. Well groomed, name badge and proper uniform according to
brand/company policies.
2. Practices excellent customer service behaviors, such as listening, initiative, responsiveness, cheerfulness,
accommodation, courtesy, honesty, and professionalism.
3. Demonstrates positive Team spirit providing assistance to other Team members as necessary to achieve
required standards of productivity and guest care.
4. Makes decisions in the best interest of the property and in compliance with all applicable policies and
procedures.
5. Plans, organizes, and keeps an accurate record of preventive maintenance activities related to rooms, common
areas, restaurant & kitchen areas, and its equipment.
6. Carries out basic preventive maintenance of rooms/restaurant/kitchen/common areas to maintain safety,
working order, prolonged equipment life, and overall appearance.
7. Rotates, replaces, or reprograms locks as appropriate.
8. Reduces utilities through efficient running of equipment and timers.
9. Prioritizes and carries out maintenance tasks as requested by guests, management, and other departments.
10. Replaces burned out bulbs exterior and interior to the building in accordance to brand and safety standards.
11. Carries out cleaning duties as assigned.
12. Keeps walks and entrances clear of snow and ice when applicable.
13. Keeps common areas and grounds free of trash and empties internal/external trash receptacles.
14. Maintains grass, beds, and grounds when applicable.
15. Maintains fences, walks, gates and walls and makes repairs when needed. Paints and maintains outbuildings
when applicable.
16. Cleans out drainage ditches and culverts.
17. Provides General Manager with written or verbal reports on all short term and long term maintenance projects
(frequency of reports to be determined by General Manager).
18. Maximize cost effectiveness in repairs and advises General Manager when outside help is needed. May be
directed to contact vendors for bidding purposes.
19. Informs General Manager when items need to be purchased through accurate monthly inventories of
maintenance supplies.
20. Follows key control and security procedures.
21. Control costs by properly using departmental supplies, water, and electricity.
22. Understands and practices applicable Employee Handbook and Guest Services Handbook standards.
23. Knows the hours of operation of the property’s facilities and is aware/promotes these facilities and amenities.
24. Ensures safe use of chemicals and equipment in accordance with the MSDS (Material Safety Data Sheets) and
manufacturer’s instructions.
25. Knows how to use and is able to assist in the equipment for the disabled.
26. Knows all emergency procedures.
27. Turns in all Lost & Found items, tags, and stores them as directed by management.
28. Practices safe work habits and uses protective equipment when necessary.
29. Handles all guest complaints to customers’ satisfaction and relays information to supervisor.
30. Reports items/areas needing maintenance assistance.
31. Immediately reports suspicious or unlawful activities to immediate supervisor and/or Police.
32. Attends and participates in staff meetings, safety meetings, training classes, etc.
33. Promotes the brand and other company owned locations at all times.
34. Keeps all company business confidential – either while on or off property.
35. Performs other tasks as assigned or authorized by the direct supervisor or General Manager.
36. Ensures accurate and timely completion of reports as applicable to the position.
Qualification Requirements To perform this job successfully, an individual must be able to perform each essential

A. Education and/or Experience -
Maintenance experience including - painting, patching, and basic mechanical skills - -
Recognized certifications regarding property maintenance is desirable but not necessary
Experience in other hotels or a comparable service industry dealing with customers/guests
B. Language Skills -
Must be able to read, write, speak and understand English - -
Ability to communicate with employees with a basic understanding of English
Ability to prepare preventive maintenance plans and other logs, and keep accurate records of activities
C. Math Skills -
Must be able to add, subtract, multiply, and divide
D. Physical Demands

This position requires full range of body motion, including prolonged standing and walking, bending,
stooping, kneeling, along with manual and finger dexterity and hand/eye coordination. Mobility to climb stairs
and ladders, and lifting and/or moving objects weighing up to 100 lbs. Specific vision abilities required by the
job close and distance vision, and the ability to adjust focus.

person’s accurate count of current inventory in their department
